Assuming that's true, I would recommend looking for a replacement property (or properties - you can purchase multiple in the exchange) with value of at least $725K (selling price).  

Just to be clear, I am not in anyones corner on this one, I recommend everyone always do their own due diligence as part of any deal.

Hi Shilo, if you haven't would recommend doing research on recently sold properties to determine the ARV of a renovated property in those areas.
