Hey,  get them a bottle of wine if that makes you feel better - nothing wrong with being nice. 

If there is space for another unit, there is space for more bedrooms/home office/game room/luxury bathroom/kids playroom/media room/wine cellar/etc.

@Nicolas AkeYour cons aren't really cons as I see them, you absolutely can wholesale as an agent, yes you do need to disclose your intentions and your license to the seller but I see that as a pro because I have more options to offer them.

I suspect there may be a wine glass or two left at some point. 

Then I'd reward myself with a six-pack or a bottle of wine or some other vice.

Like a college graduation, birth of a baby, wedding...and, sadder reasons, flowers if a loved one has passed.In fact, when my husband and I got married, the tenants who lived on the other side of our personal duplex gave us a wine basket as a wedding gift.
