It seems like everyone with expertise already has their network, so it becomes the blind pitching to the blind, and I don’t like those odds.

When I approach a seller, they know exactly what I'm doing and if they ask what my fee is, I tell them it's paid by the buyer, so my offer is exactly what they're going to get.Second, in this case where it's a large fee, I would use a Blind HUD.

@Wayne BrooksLet’s refrain from being typical in this particular situation as it’s peculiar in so many ways.For example since you mentioned tenants don’t typically find a place , sign a lease and then give 30 days notice.This particular tenant left couple of months ago to his sister’s place state,started living there for free and started looking for another job and found another job there , resigned his current job all the while keeping me in blind until he fulfilled his agenda.I am not trying to figure out a way to clip.

The other thing that you could consider is replacing all the blinds with new ones of the same (matching) type, and if so I'd suggest something like a cellular shade or a roller blind like mecho-shade (that's a personal preference).

Plausibly, if particular funds were confined to a single state that could easily overcome this.Last variable as you mentioned is how much of the fund assets are blind vs known.

My fear is that if i do sell and have that money, i wouldnt be able to find anything that would cash flow as well and ultimately be throwing away a great investment because i got blinded by the big $$ signs.
