Unless it was a extreme heat wave I would question the rational of their decision.

The thing is that 70% rule is no longer valid in a lot of markets especially when the next wave of foreclosures hit.Usually rehabbers rather go by 65% or less these days and I believe that's a good conservative number anyway.

Both for small size and pure beauty.If you want to swim, the water is cold enough to hurt and waves can be rough.

I have sold, as the owner or as a lender tons of properties under the banner being waved by wholesalers as a strategy or business model.

From what I understood, in 2005 a lot of loans that were issued had a 10 year period, for the properties not performing, is it possible there will be another wave of distressed sales?

Wave the penalty to break the lease, but all else stays in place and do it all in writing.

Long term rents are increasing since there is another wave of demand from the WFH workforce. $900-1000 bedrooms in a shared place are becoming the norm.
