For anyone that has house hacked before, is there anything different about land lording a property you also live in?

Most states require a lease to identify the owner of a leased property, whether a person, trust, LLC, IRA, etc.Landlord = Lord of the Land = OwnerAgent = someone legally representing the ownerProperty Manager = agent

It takes the pressure off a little and allows you to get use to owning rental property, land lording, and get a feel for how your numbers are working out.

Also, keep your property in good repair (i.e. don't be a slum lord) to eliminate/reduce your liability in the first place.Ultimately, it does depend on your personal circumstance as to whether to use a LLC or multiple LLC's.

Land lording is a profession like any other. 

If you have an amazing track record as an investor, home builder, professional land lord etc. you are going to have a lot more options. 

My question, since we are long distance land lords, what are the tax implications if I sell the building as is and use the proceeds along with insurance to invest in a new house.
