Pressure wash five different houses?

the units are currently occupied so I anticipate little to no repairs beyond cleaning the carpet and pressure washing the outside. 

Not a tax person, but I think you claim a loss to property due to the hail for the amount of the insurance payout so its a wash.

I would leave the curtains- they are easy to wash and hard to destroy.

You could make it a laundry area and provide coin operated machines (more income).You might check into Owner Financing depending on how motivated they are and if there is a substantial existing mortgage. 

The units will each have a water heater, kitchen sink, 1 bathroom, and  washing machine.
