Don't be shy about letting prospective tenants know how popular your listing has been - you have to instill some sense of urgency into the situation and let them know it may not be available by the end of the day.

This urgency to sell doesn't necessarily mean banks are more rigid or less open to negotiation than individual homeowners.

Please note that calling is nice but not always effective as a good manager will always stress scarcity & urgency and therefore it may be hard to get an accurate count. 

When I mentioned that to the managing broker, she kind of tensed up with a "look of guilt" as if the agent must've informed her already that he had told me there was no urgency.Their office being across town (and not sensing urgency after what the agent said), I figured I'd drop it by when I was going to be next door Friday to set up an LLC.

I tried another lender, but couldn't get them to act with urgency, and we cancelled the deal.

The buzz of having lots of people looking at the unit creates a sense of urgency.

Does your work have to be there, labor, registration, etc.I'm not planning on this for 2017 so I don't have your urgency.

I continue to market the property for lease until I have a signed lease and the deposit.Prospects are advised of this (creates a sense of urgency) and the full force of the lease is in effect if they don't take possession.It's different in my world as an agent, because once the lease is signed and deposit paid, there may be commissions to pay for co-brokerage (leasing/buyers agents), etc.
