Trying to be unbiased it all depends on a few things.

You can bring along Becca who already knows us or Steve so you have unbiased representation to verify with if you're more comfortable with that.

You said the bank uses a licensed appraiser for a reason,  well for one in most cases a law requires it, the other is the bank wants an unbiased 3rd party opinion, meaning someone with no skin in the game at all.

Ask around to other agents, investors, PM company's not involved in the deal and who are in the area for unbiased opinions for their thoughts on the purchase of that property.
