The floors are typically old white or red oak 2 1/4 nail-down tongue-and-groove strip, 3/4 in. thick.

I use a thick piece of posterboard.  24 horizontal lines, each represents an address.

Anyways his stuff was around $45/sq ft - pretty affordable - it's a bit thinner since they use plywood underneath the granite and it's somewhat of a veneer with a thick edge -- it'd make sense if you saw an install.  

I agree with @Tom Ott most of those houses are in pretty rough areas you will likely struggle to do well in unless you are local, have thick skin, and are very active/hands-on (i.e. feet on the ground, keeping tight control of the property operations).

You will need to have thick skin when it comes to the small things.

Rehab budget went about 20k over; we were unaware of the issue of the walls thickness at purchase and the roof rebuild ended up taking an additional month to complete.

If you sell pocket listings, and want to have any chance in a dispute, you’d better have a thick paper trail showing you discouraged it completely from the start.There is always a boom in pocket listing activity going on in an up market.  

Is there an area near the leach field/tank that has very thick, rich growth?
