Septic Tank and Well Water

Hello Fellow BP'ers!

I am currently looking at a prospective flip property that contains a septic tank and utilizes well water. I have zero experience with this situation. I am looking for some insight regarding legal/municipal mandates I may need to carryout, inspections and testing, average cost to ensure everything works properly and key items or big ticket repairs to watch out for. The house is in Pennesylvania and currently vacant. Any insight provided would be greatly appreciated! Thanks for your help!

Hi @Matt Bertsch

I'm an Investor in New Jersey, but I have experience in this area as an investor.  If there is running water in the house you can test the septic which I would highly recommend (costs around $400).  If the house is bank owned with nothing on, then I would just assume replacement cost of the Septic which typically runs $20-30k depending on number of bedrooms.  Same for the private well...test it if possible which will cost about $500.
