I just think that we in the industry need to remember that our tenants are our bread and butter without people who pay rent every month, month after month year after year we wouldn't be able to do the things for our families we work so hard every day to do.

My bread and butter is fix-n-flips, but it's so competitive in my local market, and the deals are getting thinner and thinner because everyone else is including high appreciation in their numbers (because it has gone up 10%+ each of the past 2-3 years and people expect it to keep doing so).

@Joel OwensIn the residential space, my experience has been that 70 - 80% of the agents are mediocre (or less) and their bread-n-butter is selling pretty houses to Dick and Jane.In the commercial space, you still have your poor, better, best agents/brokers, but the base level of knowledge and competency is higher across the board.
