However from the research I've done about yellow letters this maximizes the chances that the individual will open up and read the letter.I guess I'll be eating rice and beans, beans and rice until I get my first extra deal of the year done from yellow letters :)

The 50% rule means operating expenses plus capital expenses plus vacancy will amount to about 50% of the gross scheduled rents.The 2% rule means the rent for a property must be at least 2% of the purchase price for it to be profitable.Please read the sticky threads at the start of the Rental Property forum for details, and post in those threads if you have additional questions.
