My only concern is size of vanity you can realistically fit in the space where sink is now; if you can only fit a 24" without it looking crowded, then I would add some open shelving or a floor cabinet on the wall the door is on, if there is room.

Sometimes they will have used work trucks for reasonable money, and they usually already have ladder racks, toolboxes, shelves, etc installed.

I can custom order maple cabinets from Menards for 75% of the price of the in stock cabinets lowes, home depot, etc carry, and mine aren't all dinged up from being loaded on to shelves by stock boys who don't care...We use lowes for most of our stuff.

a buddy of mine that's all he does he buys bad credit card judgements for about 5 cents on the dollar.. by the time he gets them they are 3 to 5 years old.. they shelve them then at about 9.5 years they lexus nexus the folks somehow figure out where they work or bank...

As mentioned before you shouldn’t have to move the fridge to access the panel as NEC code requires unobstructed clearance in front and sides of the panel and it can’t be in a closet or crawl space or cased in by shelving etc. that restricts working clearance.

I have heard additional cash infusions are limited with a DST model and they are heavy fee laden to an investor.People need to know the risks versus the benefits as well.DST's are the replacement vehicle most use today for TIC's.

Some tenants have prototypes that they need to match, so they need to run wiring or plumbing or have shelving in certain areas, certain flooring or ceiling, etc. so vanilla box is the farthest I would go, but even interior walls might be smart to keep on hold until you know the size units the tenants you can get will want.
