But even though they have collected billions, Fannie and Freddie are getting increasingly frustrated with the banks for what they see as foot-dragging.Freddie, in its quarterly report filed this month, said it was now requiring banks “to commit to plans for completing repurchases, with financial consequences or with stated remedies for noncompliance, as part of the annual renewals of our contracts with them.”So please correct me if I'm wrong or illuminate on this: The major banks, with shoddy underwriting, made bad loans pre Great Recession.

@Christopher Buford Example: -You get an owner disbursement sent you leaving a $300 reserve balance in your account for maintenance -A repair is needed and it costs $350... your account balance now in the Red by $50 (-$50... meaning your PM forwarded you their $ to complete your repair)-Your tenant does not make the next rent payment so the $50 delinquency remains, which would be remedied if the rent had been paid but hasn’t -Your PM would be in the hole by $50 until you satisfied the debt Your PM is telling you that they don’t want to withhold maintenance if the amount exceeds your reserve so their asking you to increase the reserve because they are expecting missed rents due to the pandemic.Hope this helps.

@Mary Mitchell especially in a multi-family situation PM's (or even landlords) can be held liable for issues which they are aware of but which they don't remedy.

Couple that with now uncertain default remedy timelines due to the moratorium on foreclosure, eviction along with cash for keys - we can't be certain when and how we can displace the borrowers nor are we sure the forbearance is not just a longer drive to the same danger zone.When this all happened in the previous recession pricing loans of all kinds was very tough.
