There is no such thing as a "good" property manager when you're not around to ride herd on them.

BP is a great place to get yourself an edge but you can't follow the herd....the view sucks and you might end up running straight off a cliff if and when you get that first deal.

Have you ever done or herd of  anyone negotiating that as far as may be giving another point to do the hard money lender if they agree to pay 95% or hundred percent of the loan?

However, like any convection or radiant heading system, they are slow recovery which makes them a poor choice for a draughty, un-insulated building.Here gas, oil and electric are all comparably priced (expensive), which helps to emphasize (IMHO) that the biggest payback comes from air sealing and insulating regardless of how (in)efficient the heating source.  

If you get in early before the herds you get the best gains.
