Liability, inspection, title report, liens,  there are alot of things that can pop up that you will need someone with experience to help you with. 

I found a house that will be up for auction this week, and it popped up on HAR last Thursday.

Catch boxes will be installed every 6-10 ft and the drain will have to run until it can get lower than the house where it releases the water through a pop up drain. 

I get it.. and I have no clue as to Brad quality of education.. like I said the name just popped into my head.. so please disregard my comment was not aimed at him or his student particularly just sharing my personal thoughts. 

As more properties are popping up these days, I will wait a little bit to find the properties that are more rentable. 

I also have a lot nail pops and small blemishes.

Do they pop into your MLS drip emails every day? 

That way when the right one does pop up you’ll know it’s a good deal and can jump on it. - Mike

It is definitely not achievable on every listing, but every now and then they pop up or we are successful with one of our strategies for finding a property not yet on the market.
