Do you know if they are leaving that type of market or is the carrier non-renewing for another reason?

What do I say to them on the phone and how do I say it to them so that they agree to end the lease and leave in a peaceful manner?  

I am trying to see if it makes financial and/or market sense to rehab them and possibly rent them out or just leave them as-is.

If you acquire the property in the middle of November(Assumption of November 15th), you will need to clock in about 2 hours a day.You might be able to log in a lot of the hours as you furnish and rehab the property leaving you with 30-minutes / 1 hour towards each guest check in / check out.It is do-able but obviously, sometimes, the more time the better.

I appreciate the feelings involved with people going through something like this, but I would never as a landlord say that I could not ask them to leave.
