It can be a pain because they are very subjective... it depends on what inspector you get.

Would like to start looking at some properties in Howard, PG and Anne Arundel county MD but not sure who to take w me - real estate agent, general contractor, perhaps even a home inspector?  

I did have a pre-approval and did actually waive the home inspection contingency after doing some due diligence on the inspector that had already completed the inspection.

Do an inspection with a licensed inspector and go with him/her that way you will see the condition of the units and meet tenants.

A Project Manager for every 3 jobs and a Punch List inspector to go in 2 days before finish and get the house ready for staging.The goal is to offer 14, 29, 44 and 59 day rehabs.

Usually the inspector tells me that  

I had a Mass Saves inspector flag a property as having knob and tube because an old phone line was in a tube....

When I asked about the price, she suggested 155K, and we started the paperwork for making an offer, and she put me in contact with a lawyer and a home inspector.

I use a licensed inspector-not a tradesman-and I go with him/her.
