I think you're right and proposing a healthy mindset.

They are similar in that they are both in the sunbelt, diversified economies, favorable landlord/tenant laws (GA is better for foreclosures), and healthy population growth.

And by buying right, my rents more than pay for the mortgage, so there is room there for adjustment and still remain healthy. 

So, expect that going into any loan situation, but don't over-estimate the impact of this on your credit when it happens alongside otherwise healthy, wise financial behavior.

Definitely an outdoor paradise with a strong emphasis on healthy outdoor activities, plenty to see and do, all the amenities you need without being in a crowded place.

@Michael Pison if you include a mortgaged duplex and a paid off house you should see a very healthy profit, however if you are just looking at the duplex you'll likely only see reduced living expenses.
