It would be nice though if they communicated and if they need to ride it out so be it thats just the market we are in for those types of assets.

One idea is to make your next property your new primary residence that way, you could potentially get a better interest rate and keep your current home as a rental.Also, a big advantage of real estate is its tax efficiency.

Their communication is slow at best and you have to ask to speak with a person and hope they provide the Calendly link to schedule a time.  

It's only nerve-wracking if the host hasn't set clear expectations; I communicate to guests on the front-end before they ever book what, how and when they will receive information from me.

Then you can likely complete the renovations quickly, efficiently and on budget.

I do not appreciate basically being “fired” by my property manager because she was unable to handle firm and constructive feedback regarding the lack of HER communication and multiple mistakes by this company.

Their communication is great - whether through phone, email or text, their response time is really fast.

With that being said, most of the people in my immediate network who are in the construction business say the most valuable skill is just being able to run a team and a job efficiently and if they could start over they would go the GC route.

Beyond the formal checklists: no evictions, 3-4x income to rent, prior landlord references, employment checks; I would also look at things like responsiveness to communication when we are setting showing, were they on time to showing, did they look me in the eye and shake my hand, did they show up to showing high?

In fact, you shouldn't communicate with them at all.Read your lease.
