Keeping your unit occupied should be the main priority vs.legal costs and down time in finding a new tenant, as a property manager I come across many of these situations in LA/OC counties but have to treat each situation uniquely.

Competition days are usually Thursday-Sunday each week, but if they're staying for the whole circuit and not competing every weekend, they'll want to sightsee or do fun day trips during their downtime.

Works perfect for families on the downtime from being on the lake.

They want to rent by the semester or school year, so the turnover is high and we've had some down time in the summer months.

"DO" turnkey = no accountability, downtime, extended risk.
