Occasionally there is a parent that pays rent for their kid and Venmo is quick and simple because it is all digital transfer so none can do it from anywhere.

In the most recent past, the Reg A+ REITs from Fundrise and RealtyMogul have had yields in the higher single digits, while according to Investopedia, ETF REITs have had yields in the lower single digits.

One idea can be worth millions, so get exposed to different investors, books, podcasts, etc. then edit the advice to fit your goals.

*Edit: There may be a way to do this if the seller cooperates with you, I just haven't heard of it.

Editing to add we are a little more worried than usual (we would probably just run fans and a humidifier and clean up ourselves) but our forced hot air system comes from this basement and we have a newborn baby so really don’t want to be having mold coming through our air vents! 

Experienced investors know sellers don't allow every random person off the street to just come and review tenants information and walk through their units....Edited to add.
