Sometimes an enclosed porch is included. Sometimes a black hole passes through and devours a room. Look for any partial beds or partial shoes sitting around.
If you were happy with the home and the price, why worry if the appraisal gave you what you were looking for? The seller isn't going to build a room for you or deduct for the missing space. It is up to you to decide if you are willing to complete the transaction. And no, this is not common but it does happen.
