Appraisal sqf 120 sqf less than listing sqf

Under contract with a downtown Hershey pa home. Appraisal living sqf is 120 sqf less than listing sqf . It’s not a big house . What should I do?appraisal house price exact same as the purchase price .

 That would be equal to a 10' X 12' room. Not insignificant. Sometimes appraisals include garages and sometimes sq ft is simply based on running a tape on the outside of the house and sometimes it's based on running the sq ft of each space. Sometimes an enclosed porch is included. Sometimes a black hole passes through and devours a room. Look for any partial beds or partial shoes sitting around. 

If you were happy with the home and the price, why worry if the appraisal gave you what you were looking for? The seller isn't going to build a room for you or deduct for the missing space. It is up to you to decide if you are willing to complete the transaction. And no, this is not common but it does happen.
