Whether proven or not, the larger house brokerages have long maintained their stronghold by 'sharing' brokers commissions to the tune of 10-30%.

When hundreds of thousands of agents are licensed in a market, but inventory levels are at all-time lows, individuals hoping for the quick commission check aren't going to do too well.

I would not recommend you to buy , and thinking of exiting out in 18 months (because you would lose money just on the agent commission and closing fees).At least buy and hold for 5 yrs to see how it goes.

Newer brokerage policies in our mls have more clearly separated listing and buyer broker fees, so you can likely interview nearby buyer brokers who will provide the service for a set cost or possibly work with you to represent you on an agreed upon sales commission where if seller doesn’t offer to cover it, there’s a minimum you’ve agreed to pay to broker on any purchases that are realized through their service.

If the seller is not offering buyer broker commissions isn't there less incentive for a buyer to write their own offer?

Nothing stopping you from doing it yourself and obviously if you do not think it adds value then do not pay a commission and try it alone.  

From my perspective a 6% commission has never been required.

I have no desire to pay anywhere near 6% commission.
