Get the unit turned over ASAP and get it rented again Thanks Michael.Tenant will be paying until we re-rent or lease ends.The question was about walkthrough and whether by doing a final walkthrough end of January we may forfeit the lease that expires in May.Nothing in our contract state so, it was more precautionary.The contact is silent on lease break on purpose.But when not following a contract the contract states it is a breach.

From what I know, I forfeit these benefits if I refinance.Goal:- Cash out refi or get a HELOC such that the PITI payments are equal to or less than the NOI of $2,900 and my LTV is @80% to avoid PMI.I have family members who are willing to cosign with me but I prefer not to go that route just yet, unless absolutely necessary.

I am not sure how things would hold up even if he agreed to forfeit deposit and you are loosing a fair amount of protection for a tenant you have only known for 5 months.
