In just under 8 weeks we completely renovated the entire property: roof, stucco, windows, doors, trim, flooring, granite, stainless steel, new bathroom vanities, tile tub surrounds, pool equiptment, furnace, water heater, and so much more!

For example, cost of replacing drywall, tile, replace toilet, vanity, etc.

New carpet and tile flooring with black marble borders and baseboards, new paint throughout, new window coverings, new light fixtures throughout, mirrored walls, new sinks and faucets, and new appliances throughout.

Granite counters, new carpet & tile flooring with black marble borders & baseboards, new paint, new window coverings, new light fixtures, mirrored walls, new sinks & faucets, and new appliances.

Am working to line up a lot of work--roofing, foundation, painting, tiling, flooring, electrical, landscaping, etc.

Now they have to tear out some parts of the new walls & tiled backsplash.

@Sean AutryI've also seen a 120 lb German Shepherd mix do irreparable damage to 3/4 in. oak hardwood, too, but for my money, if you allow pets in your rentals, as we do, nothing beats semigloss oil-polyurethaned solid oak and ceramic tile for longevity, absolutely nothing by a long shot.I realize this is zero consolation for you at the moment, but I thought I'd contribute it here for others thinking about have pets in rentals.

Don't be scare of slate roofs, they're common and not an issue, just always have a slate guy go and inspect and repair any broken/missing tiles and flashing on day 1.  

Both have their place, depending on tile type and substrate.  

Also thinking about replacing vinyl tile of some sort in place of carpet.
