I'm more likely to just wear a baseball hat with a camera on it for the whole year -- I'll talk to my accountant, maybe get a new one... 

I would tell them to buy their own security cameras and battery powered door alarms, and they can take it with them when they move out.you provide a home that has functional door and window locks.

If super old, you would want to get a sewer line camera test done to make sure there are no critical plumbing issues that need addressing.

I am an hour away, but he knows I have cameras and other wifi smart equipment.  

But he does not care much for social norms or cameras in the building and keeps doing things that are either violation of CC&Rs or bothersome to HOA and neighbors. 

Either buy a “decent” DSCR camera or ask a local photo student to take pictures with different exposures.
