@Shannon Vistisen I would say this, unless you know everything that is tied to that entity, buy the property alone.

It allows the sponsor to buy and sell real estate within the fund as well, maybe doing multiple smaller deals.

Personally when buying rentals I tend to buy in neighborhoods that I feel like I wouldn't personally mind living in and when I look for tenants I try to look for people that not only pass my screening but also I personally don't dislike.  

You said you're trying to buy the house from someone who is in foreclosure (not yet foreclosed on).  

In a perfect world that’s how I would start since it would be a lot easier than buying a home but I’m sure there’s some things I’m overseeing.
