Added very pricey (super nice) sliding door and deck, which I could have save 15k had I known I was going to rent it out.Does make it more desirable to tenants or future buyers, I suppose Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I posted pictures in the other thread that I linked to in my OP above....So you are for option B, just swap them out for say, $100 for a guy to do it (PITA to get up on deck and through door, not worth my time) and sell the existing ones that are in there?

I think it ran about $2,400 for all the materials including the weather-head & all ancillary conduit.BUT build a shed or a deck & you'll need a permit ???

If there are already 2 layers of roofing, you may be required to have both layers stripped off and new decking and roofing material installed.

I asked him to quote me the job and he quoted almost 5k - this is a 1200 sq ft home no basement and this doesn’t include the deck which needs painting too.

I added 194 sf to the property with an additional bathroom added. i expanded the master bedroom and added a master walk in closet. i added a 200 sf deck and put in french doors from the dinning rm to open up the space to the back yard.
