first (unexpected) deal

Investment Info:

Single-family residence buy & hold investment.

Bought fixed, rented, and cash flowing first property, bought the house 2 doors down, fixing planning ( duplex, airbnb, corp rental it?) the next move.

What made you interested in investing in this type of deal?

In Information Technology Security for 20 years (work form home) and my wife has been in Hotel management/hospitality for 20 years. Currently working full time but investment minded with time and resources, gaining education.

How did you find this deal and how did you negotiate it?

was the only "ugly house" on the market for 8 months for half price!

lived in for 4 years, renting with $550 cash flow currently

Lessons learned? Challenges?

Added very pricey (super nice) sliding door and deck, which I could have save 15k had I known I was going to rent it out.
Does make it more desirable to tenants or future buyers, I suppose

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

The agent and finance folks I worked with were no hassle, to the point and got **** DONE! Absolutely!
