Some of the proposed renovations are:- New cabinets- Quartz Countertops- Backsplashes- High-end appliance package- New flooring, paint, and fixtures- Electric car chargers in every garage- Smart home package- Community upgradesWe are anticipating these upgrades to result in a revenue increase of more than $650 per unit per month, from the current $1,644 to $2,304, and we expect the re-positioning to be completed by the end of 2024, or sooner.FINAL THOUGHTSWhiteHaven’s general approach to new acquisitions is most informed by our belief that prolonged success is a function of an unfair competitive advantage.

. ($750k if market holds)Our plan was to get the house to CO, then HELOC to finish the other guest bathroom, Trim, do backsplashes and other “unnecessary” finishes.Due to covid my banker told me things have tightened up so they won’t loan on a house that’s not 100% complete.Looks like my only option now is utilize hard money to Finish the house to 100% completion.

All of these activities were performed by my girlfriend & myself with a bit of past experience, and TON of YouTube videos, and a 6-piece Dewalt Power-tool starter set (and a few other tools). We were able to perform tasks like repainting the apartment, adding a back-splash in the kitchen, and some outside work like small landscaping, removal of brush/overgrown areas, and a pergola for ourselves and tenants to enjoy.
