I require any adult to be added to the lease, so I would not allow someone to move in without being vetted.

I make a great 6 figure salary but have come to realize that trying to budget and pinch pennies isn't going to let me spend more time with my kids during any of their formative years and maybe not even until they are adults and I'm too old to really enjoy that time anyway.

They are not the cleanest people and will need to keep the place show-able.I have had issues with access to the property in the past, although dealing with the adult son seems to have solved this problem to a degree.

It's funny you should mention this...Last year I had several parent/ child adult occupants fill out an application where the child (mid 20's or so) had an impecable fico and the parents FICO was wrecked.

I replaced the first one, they burnt it up within a month, they bought the second one...they have 5 adults and 1 kid living theren the well guy said its just to much strain on the well...
