How accurate are Zillow's Zestimates? I see homes and wonder how the zestimates are always more than the asking price.

Also, would higher interest rates affect the accuracy of the 1% and 50% rules?

This seems a little funny but actually worked with reasonable accuracy.

It could work depending upon the tenant but I would recommend you have someone else do it, to ensure accuracy.  

The final results are directly tied to the properties you have narrowed, and ultimately the accuracy of the value.
