Multifamily Investment Calculator
I've created a Spreadsheet that I intend to use to evaluate multifamily rental property. It is viewable at the following link (google sheets).

I wanted to get opinions/critiques on its accuracy/things I may be missing. It is focused on the Louisiana area (so the taxes/insurance numbers will likely be off from where you invest). Where I really wanted feedback was on the second tab which breaks down how I analyzed maintenance and capital expenditures. I used RS Means 2015 price guide (inflation adjusted to 2018 numbers) for remove and replace costs and then divided them into the expected life cycle of household components using a 2007 NAHB study.
All in all, I wanted to see what you guys think. Thanks in advance for the help!
