She had great references, but I think got too many houses to keep up with and was in over her head.

If rental losses generated by cost seg exceed income in tax year this is referred to as a Net Operating Loss and gets carried forward into future tax year.

The apps you're referring to are suited for hand-outs and entry level project starting points - not for official purposes - unless they can be imported into actual CAD software and manipulated (".dwg" files).
