If this is a well run 20-yr old property, you'll be closer to 30-35% (again, another flaw with this calculator)Overall, I think you're inflating the ROI and underestimating expenses.

With 7 years left on primary the cash rent value not adjusted for inflation is 1,750,000.If the next tenants will only pay 20 a foot then you can lose money.
