Price it at the lowest reasonable value 45K (don't be greedy here, from what you have described to me the value of this property may be zero), loan them the total amount over 10 or 15 years (they can't do a down payment) @ 5% interest, split the payments with your sister.

We are not trying to be greedy here but it makes the most sense to me to get a nice payday up front, the down payment from the buyer of roughly $30k plus earning about 3% interest on the bank's $170k rather than just 7 -10% on our $30k proceeds from a straight sale.

Just wondering if this is fair.. the fact that he is finding the deal kind of doesn't..At the same time if I pay for a finders fee I should be able to profit more alone but I am not greedy.. and having a partner watching over everything has incentive..Thoughts are appreciated..
