I'm done with lists

I've had it. I'm no longer digging for motivated sellers. 

They can call me if they want my money.

I'm sending letters to everyone who has a house with equity and ownership prior to 2005. 

This will capture : Absentee owners, Probates, preprobates, Pre-Preprobates, greedy/broke heirs, tax defaults, family disputes, dead beat cousins, dead, vacant, orphan, abandoned and deferred maintenance.  So when someone calls, I know i already want it..

Friday i spoke with an heir who is dealing with another heir who is ready to liquidate the house. Title held in Trust. Our numbers and needs are inline ( meaning he's ready to go to escrow) so I'm optimistic about the deal.  They just want out. He wasn't on any other list I came up with.

I hear you! ...  the process of buying lists and praying for response is exhausting. I like your overall strategy because really equity is the most important aspect to knowing if we want the deal and you are still covering those smaller niches of absentee owner, probate, etc. I've been thinking along the same lines.

That being said aren't we still having to buy a list to get the names of those with at least 40% or more equity? And in reality still digging for motivated sellers?
