I've had it. I'm no longer digging for motivated sellers. 

They can call me if they want my money.

I'm sending letters to everyone who has a house with equity and ownership prior to 2005. 

This will capture : Absentee owners, Probates, preprobates, Pre-Preprobates, greedy/broke heirs, tax defaults, family disputes, dead beat cousins, dead, vacant, orphan, abandoned and deferred maintenance.  So when someone calls, I know i already want it..

Friday i spoke with an heir who is dealing with another heir who is ready to liquidate the house. Title held in Trust. Our numbers and needs are inline ( meaning he's ready to go to escrow) so I'm optimistic about the deal.  They just want out. He wasn't on any other list I came up with.
