I was all excited when I was looking at a SFR in a gated community close to Disney World in Orlando.

The facility is secured by an 8' fence with powered gates that require an RFID card to open the gates.

If you are comfortable getting out and making contacts to develop your business out of the gate then get your license and don't look back! 

The only reason we even bother doing the 12 month lease on the front end any more is because we want to see how good of a tenant they really are, and no one decent will sign a M2M right out of the gate because they understand that's better for the property owner than for the tenant.

Proper capitalization out of the gate so you can sustain..
