No and I've only thought of it once and that was because a buildable lot in Raintree Country Club (arboretum area) came up...but I still didn't do it.It's too eexpensive, takes too long and way too time consuming especially for an investor and LAND PRICES in any area you should be investing in would be insanely priced.I think its great you are thinking of all options.

Yes this is time consuming but you want to become efficient with it. 

Therefore, consumer have become hypersensitive to ads/spam/etc. and can easily glance over an ad.  

I'd go last on small claims, it's not expensive, but it's time consuming, I don't have prior experience but know some people who does. 2 weeks without communication is a little alarming, but a two week invoice is still fresh.

Vacancy at 5% would be 143 and cap ex at 15% would consume the rest.  

The average consumer will think it will costs 10s of thousands to completely redo the whole bathroom, while we all know it's just a few grand...
