If you have the money to invest, I would insist on building a portion of the clubhouse into a wedding venue.

The kicker was that the owner of this home (and a friend of mine) wedding was just 3 weeks away-luckily he was nice enough to assist me with the process of refunding all the guests and removing items that couldn't stay in the home.

Not sure if you could narrow it down for example to people with babies....or newly weds.   

Before we closed on this as-is deal, we strategized to get the necessary work to make it "rental ready" and not go over the top with anything in terms of spending, partially due to an upcoming wedding and a few pending repairs needed at other properties. 

You may be surprised to find they are very negotiable as long as they can raise enough money for their daughter's wedding or a nice cruise or a down-payment for their move.
