He's been an excellent tenant in the 9 months since I bought the property - always pays on time (in cash or money order) and is the first person to call me to report anything about the property (like suspicious activity, or the one time a huge tree branch came down).

I got an owner occupied mortgage ... my mortgage broker did say lenders get suspicious when they see a significant downsizing like that, he wrote a brief letter that he had me sign of explanation explaining the situation and stating it was my intent to live there.

I'd let tenants know of vandalism,, and hopefully you reported it to police.was a on going problem in our buildings,, outside riff raff..We put in credit card style machines.. which I know are expensive to lease / own.I'd just let tenants know anyone suspicious call the cops,, and keep laundry room access locked,, they are responsible to lock and if this happens again you might not be able to replace machines..

I also don't see anything listed for lawn care/snow removal/landscaping, so I'm curious if this was lumped in with the repairs/maintenance line item (if so, I'm suspicious of how low the number is).Echo the deferred maintenance comments.
