Ive talked to lenders about the 203k loans and both the lenders and contractors run screaming away from those.  

Both are currently screaming in appreciation.Actually, though, there is a lot of heavy metal contamination in the North Everett neighborhoods upland from the pulp plant in central Everett.

@Ricky Stafford I'll also say that if you plan on living in the home yourself, I wouldn't sit on the sidelines waiting for a screaming deal to come along.

Hello to all - I've been a Real Estate Broker for over 30 years - have seen the very very highs and the very lows and everything in between - but it is in my blood - I love the industry and would not want to be in any other profession.

I saw some screaming good deals over in Brookfield and La Grange/La Grange Park, just going by the numbers; I don't know those areas well enough to know if there are mitigating factors.

Owner shows up screams at everyone and goes on their way.

You want to change geographies.I think your situation is screaming for a 1031 all other things being equal

@Rohit Vij the reason I mentioned it is I have experience with property taxes and I have seen good increases throughout the years especially when the market is good that have made people scream; however if that's your strategy and it works for you then this wouldn't be one of your concerns.
