Since I have to site visit and show them all anyway, I do carry a taser and often bring my rescue pitt bull with me.

So the groups that are accepting pref equity/rescue capital at 20% have no other options.  

1) Make sure you are not violating the current lease.2) Follow notification provisions in the lease.3) Make sure the own says it is ok.4) Then just be open with the tenant and let them know whats going on and why.5) There may be inspection provisions in your contract that also would allow something like that.6) If your still not sure talk to an real estate attorney.Real Estate Rescue TeamGerard Du Melle

Many doing sub 2's do it as foreclosure rescue as it appears to be the case here.

We have had to "rescue" properties here in our local market that were in this situation and they take a while to unwind once things go sideways.
