1) Make sure you are not violating the current lease.2) Follow notification provisions in the lease.3) Make sure the own says it is ok.4) Then just be open with the tenant and let them know whats going on and why.5) There may be inspection provisions in your contract that also would allow something like that.6) If your still not sure talk to an real estate attorney.Real Estate Rescue TeamGerard Du Melle
