The reason you are seeing a wide range per foot of sale price is because there are hundreds of variables in NNN properties.

I’m a firm believer folllowing someone’s foot steps that has figured it out so to speak is the fastest way to success.

So they said they were going to build that for $100 a square foot finished?

@Kevin Si   You are right you can be hit with issues even in the property is cash flowing but at $500 negative a month you are already footing an annual bill for the property. 

If rents are below market by a good amount and location is strong then if tenant goes out I can market to national tenant for higher rents per foot and redevelop the dirt.DST's are not the end all to be all.

I just want advice and recommendations and/or partnerships that can help me and mentor me in doing this cause I've been interested in creating for a while and I'm ready to start taking action and build relationships to get my foot in the door and make it happen.
