We are a tourism destination with state parks, national parks and lots of recreation and fantastic weather. 

They increase sleep capacity and cash flow, but double nicely as sitting space in recreation rooms with air hockey, foozeball, pool tables, lounging, TV's, etc.2) Is the basement living room large enough to be *another* bedroom + living room/recreation room?

You can’t just recreate what you see around the lot.

I feel that a middle ground is the best when it comes to recreation, all sports are valid forms of fun.

To give investors an opportunity to recreate a beautiful space for those who are in need of housing at this time in our Country.

I didn't have numbers, but I did know that I needed a place where 3 adults could be comfortable (multiple spaces for recreation, enough room to expand the driveway to fit a 3rd car, at least 2 full bathrooms, etc).

It has some timber value as well as 10 or so tillable acres.This would be a long term investment with the benefits of recreational use and likelihood of homesites being developed or subdividing of the property.

I've been trying to buy recreational/vacation acreage for almost a year now.

The basement is not a recreational area, any damage caused to the property mechanical operating systems (plumbing, heat, electric) caused by using the basement as a recreational area will be the financial responsiblity of the tenant. 

So I'm finding while I enjoy the research/etc, it's harder and harder to justify competing with others on the bidforassets platform.I feel like there is some significant potential for investors to reach out to owners and try to negotiate a deal (better price when all is said & done) vs if the property had gone to tax sale ....especially on some of the marginal properties (unbuildable, recreational, wetlands or critical areas challenges, and so on) that are too low in value to attract mainstream investors.
