Hi Derek,I don't think that will be sustainable once you get to pass a certain number. 

On different websites, you can find pretty much the same: sometimes articles say that only Real Estate Professionals (if they qualify and pass a Material Participation test) can take rental real estate activities in which you materially participated as non-passive activities.

Send me photos of what is underneath and I can label the type and tell you if it will pass as is.There are lenders who will do it without the permit but will cost more than a Fannie or Freddie loan.

Or maybe that was the first time i got Rental Manager (dont remember). but i know there was a reason to upgrade.whoever said to get the old version thought is correct. the "big" improvements they do from one year to the next are a joke. it's barely worth the paper they are printed on. all i need is Reports, Download stocks, Adding houses as accounts, etc. who cares about the other "fluff" they try to pass as "groundbreaking".Aaron, i wish you could remember what alternatives you researched.

There’s a lot of hype you can take advantage of.Radon, by the way, is passé.

Some don't even show up and pass a property, some will make you rip out the walls if you did electrical work without a permit.Things I have been dinged for:Handrails, smoke detectors, CO detectors, and holes in the wall (service stairwell).
