This to me seems akin to going to a bar to pick up chicks.

I might be a little biased because we started purchasing places around 2009/2010 and we were picking up screaming deals all over the place (3/4 of our portfolio is made up of homes we purchased for ten's of thousands of dollars that are now worth hundreds of thousands). 

I still (strongly) believe that supply will pick up in the spring once STR owners are disappointed with 2021 holiday figures, deteriorating property values on the mountain.

We did our first flip in 2018, but we completed several more in 2019, and the pace really picked up.

Then as you pick up momentum you can look into bringing on a third party to help grow. 

Buy it as a duplex, keep things legal, and pick one of the two units to rent it out as part of.

I picked RE because I had a lot of practical knowledge and experience that I thought I could leverage to add value to my purchases.

I would love to hear insights from people who are doing higher marketing volumes and what high level strategies are working (I know you can't reveal all your tricks).The truth of the matter, is that since real estate investing and picking up houses for pennies on the dollar, now requires no money (except to pay the guy selling the program), no experience necessary and is guaranteed to make you rich, with little effort and no risk or problems, with immediate results, that now everybody is doing it.  ;-)
