The Colorado Bar Association, in coordination with the DORA, just released a new form/contract for "real estate contracts that real estate brokers can use to 'pause' pending real estate transactions where the parties want to close but cannot due to circumstances caused by COVID-19."

I won't copy and paste, but the gist of it is this:  We are delighted to present this letter of intent to provide financing to MY LLC pending full financial review. 

Mortgage rates are looking great but I'm obviously concerned over the pending recession from the COVID-19.

And 14 were pending.

Can you imagine the hypothetical of holding a pending sale contract of a restaurant that will see revenue drop to $0?

My husband is a Realtor and has to postpone all pending settlements and at this time, his brokerage hasn't given a date to use as a start date for rescheduling them.

Say you do not care where the money comes from--buyer, relator or if you are paying some closing costs to the buyer, reducing those.Then in the same conversation tell the realtor that you want to start taking back up offers and to please change the MLS listing accordingly and put the property on the websites as taking back up offers, not as pending.

I'm a bit surprised by the number of Pendings in the SFR segment.

By looking for flips that are currently for sale, pending or recently sold.

While it's pending, I guess it is technically off market, but I don't think this is really what people are expecting.The fact that some of the most successful wholesalers in my area are doing this, really just proves that there are plenty of great deals to be had on the MLS.
