It seems like everywhere I turn folks have the strategy of "acquiring 10 deals over the next two years" or similar language that is gauged at acquiring many properties over rapid periods of time.I am unable to understand the merits of this acquire-as-many-properties-as-possible approach when compared with the approach of purchasing just 1-2 properties per year (or even one property every couple years), but purchasing larger and nicer properties each time .

I know the guy I'm going to contact, but I was wondering if there is any merit to just contacting the sellers agent directly and potentially getting my offer getting pushed a little harder by the agent they would basically be my agent as well?

But there are still merits to the sandwich deal (especially if you negotiate that you don't have to pay rent if the tenant buyer bails - holy cow, that's awesome, and a tough sell I imagine).This just goes to show that there are not only a million ways to slice the pie as a real estate investor, but even every subniche has a few ways to slice within itself.I personally am no longer as risk tolerant as I was when I started RE investing, which is why I'm personally terrified of doing a sandwich lease option deal.

What is the actual damages that they are demanding They have a very weak case almost a nuisance case and most likely will have no merit As mentioned no complaints until after the fact hardly any standing, have your pictures ready and the move out inspection report

@Max TanenbaumHey I have this deal and I saw on BP were you have some document's that could help me. .can you please send me those docs so I can use them.. or code for I am too cheap to go get my own docs and other members should just share them out of the goodness of their heart.. its one thing to have the dudes that own the site give out free bee's that's to be expected but how others think that us folks who have spent years creating custom documents and or schemes.. should just sent them out to those we don't know who just on the merit of signing up as a BP member they deserve them I find that weird.
